Why build a duplex instead of a single home?

Duplexes give you two income streams (or one residence + one rental) on a single block. In Brisbane, the Gold Coast and Sydney, well-designed duplexes typically deliver stronger gross yields than equivalent single dwellings — and where the council allows subdivision, you have two separate titles you can sell or refinance independently.

Can my block be subdivided into two titles?

Maybe — and we'll find out before you commit. Subdivision potential depends on lot size, frontage, council zoning, easements, and whether the dwellings can be built on separate driveways with separate services. Bring us the address at the discovery stage and we'll do a feasibility review.

What's the typical investor build cost across Brisbane, the Gold Coast and Sydney?

For investor-spec dual occupancy (3+2 each side, finished to a strong rental standard), most of our duplex builds land in the $850K–$1.4M range depending on size, region, and subdivision works. Sydney sites generally sit at the upper end. We'll give you a real number after a site visit.

Do you handle the full process — DA, building approval, services?

Yes. We project-manage the development application (with town planners we work with), building approval, service connections, and subdivision survey if applicable. You get one builder, one contract, one timeline.

How long does a duplex build take?

From contract to dual occupancy certificate is typically 9–13 months for an established block; longer if subdivision and infrastructure works are needed. We'll give you a realistic program at contract — including buffer for council and weather.

Can I live in one side and rent the other?

Absolutely — that's how a meaningful share of our duplex clients use them. It's a strong way to enter (or stay in) the Brisbane, Gold Coast or Sydney market while having an income-producing asset attached to your home.
