We work seamlessly with your architect or designer. If you don't have one yet, we'll introduce you to designers we trust to match your brief and budget.

Before you sign anything, we audit the drawings for buildability and budget. The aim: no nasty surprises after the slab is poured.

One director runs your project end-to-end. You won't be passed between sales, estimating, contracts, and site supervision.

The questions we get asked.

How much does a custom home cost in Brisbane, the Gold Coast or Sydney?

Custom builds with NQ Build typically start at $4,500 per square metre for a finished home — but that's a starting point, not a quote. Final cost depends on block, design complexity, structural requirements, and finishes. We'll give you an honest range after walking your block and reviewing the brief.

Do I need an architect before I talk to you?

No. About half our custom-home clients come to us with a finished architectural set; the other half come with a sketch, a Pinterest board, or just a block. We work with a small group of architects and building designers we trust, and we're happy to introduce you.

How long does a custom home take to build?

From contract signing to handover, most of our custom homes take 10–14 months. Site complexity, council approvals, and weather all factor in. We'll give you a clear program at contract — and a real one, not an aspirational one.

What does 'fixed-price contract' actually mean?

It means the contract sum is locked, with prime cost and provisional sum allowances clearly itemised for items that can't yet be selected (like tile, tapware, or unknown ground conditions). Variations only happen with your written approval, priced before work proceeds.

Can you build to a Passive House or 7-star NatHERS standard?

Yes. A growing share of our custom builds are 7-star+ rated, and we've worked on Passive-House-aligned projects. Bring it up at the discovery stage so we can scope it into the design and budget from day one.

Do you build outside Brisbane, the Gold Coast and Sydney?

Brisbane, the Gold Coast and Sydney are our home patch — it's where we have the trades, the supply chain, and the local knowledge. We occasionally take on projects in Northern NSW for the right brief; get in touch and we'll let you know.
