NQ Build (New QLD Build) is a Queensland custom home builder. We're licensed in QLD and NSW, we've delivered 50+ projects across Brisbane, the Gold Coast and Sydney, and we run a deliberately small operation so the standard never slips between quote and handover.
NQ Build — short for New QLD Build — started in Burleigh Heads in 2016, when we made the rare transition from developer to qualified builder. We'd already delivered enough projects to know what we wanted to do differently — and what we wouldn't do at all. A decade on, we've delivered 50+ projects across Brisbane, the Gold Coast and Sydney. Same builder. Same standard. Every project run by a director, every trade one we'd put in our own home, every line item in your contract one we'd defend over a coffee.
We don't run sales teams. We don't sell display homes. We don't quote 40 leads a month and hope eight stick. Our model is the opposite — we take on a small number of projects, give them everything, and expect to be the builder our clients recommend by name.

Whether you've got a finished architectural set or you're starting from a sketch, we work with you (and your designer or one of ours) to align the drawings to the budget. Materials, finishes, structural decisions — all on the table early.
QBCC fixed-price contract, itemised schedule of finishes, prime cost and provisional sum allowances spelled out clearly. You sign once, and you know exactly what you're getting.
Weekly progress photos, fortnightly site walks if you want them, and a single point of contact (a director — not a junior site supervisor). Variations are documented in writing before work proceeds.
Defects walk, certifier sign-off, full warranty pack handed over with every appliance manual, every certification, every paint code. We stay reachable through your statutory warranty period — and beyond.
